Lincoln is the northernmost point of our regular service area, up in Placer County beyond Rocklin, and it generates a particular kind of work: more downsizing moves, proportionally, than anywhere else we go.
That is largely because of Sun City Lincoln Hills, and it shapes how we approach the town.
Sun City Lincoln Hills
A large active-adult community, and a steady source of moves in both directions — households arriving from larger houses elsewhere in the region, and households eventually moving on to be nearer family or into assisted living.
Arrivals are nearly always downsizing moves, and the hard part is never the carrying. It is deciding what comes out of a house that may hold thirty or forty years of a life, usually on a timeline set by a sale.
The single most useful thing you can do is get the floor plan of the new home and measure before deciding anything. It converts an emotional question into a practical one — this wall is nine feet, the sideboard is seven, so it fits and the dresser does not. People find that much easier, and it prevents furniture arriving that physically cannot go in.
Our senior moving page sets out the full approach, including working in short sessions over weeks rather than hours over a weekend.
As a planned community, Lincoln Hills has its own access arrangements — gate procedures, permitted hours and notification requirements. Tell us what the community needs and we will work to it.
The newer subdivisions
Lincoln has grown substantially, and most of the newer housing is modern tract and planned development: wide streets, generous driveways, attached garages, two-storey layouts with standard stair geometry and doorways that take modern furniture.
Physically these are easy moves. The things to check are the HOA rules — truck size, permitted hours, advance notice and gate access — and nothing else usually gets in the way.
The historic centre
Older Lincoln around the original town is small-scale and quite different: period homes, narrower streets, tighter lots, and interiors built to earlier dimensions. If you are moving into one, measure the staircase and the turns at both ends rather than just the doorway.
Distance, and what it means
Lincoln is the furthest regular point in our service area from our Carmichael yard. On an hourly local move, travel time is part of the job, and we account for it in the written estimate rather than letting it accumulate on the clock.
Two practical consequences:
- It is worth being completely ready when the crew arrives. A crew that has travelled out should start loading, not wait on open boxes.
- For a larger house, the early slot matters more. Starting at first light gives the whole job room, which on a long summer day in Placer County is worth having.
What we do here
- Senior moving and downsizing — our largest category in Lincoln
- Local moving — hourly, with a written not-to-exceed price
- Long-distance and interstate — binding estimates to all 50 states, which matters for households relocating to be near family in another state
- Packing and unpacking — full or partial
- Piano and specialty and storage
Unpacking is worth considering in Lincoln specifically. It is the service people most often skip and most often wish they had taken — and for a downsizing household moving into a smaller home, having everything placed rather than stacked makes the first week substantially better.
Storage matters here too: downsizing moves frequently involve a gap between completion dates, and holding goods with the mover means handling them once rather than twice.
Practical advice specific to Lincoln
Measure before you decide. It is the single step that makes a downsizing move manageable.
Arrange charity collection early. Furniture collections book out two to three weeks ahead, and downsizing generates more to pass on than to move.
Sort gate and community access in advance.
Estimates
California requires a visual inspection before a written estimate — phone and internet estimates are prohibited and may not be enforceable. You receive a not-to-exceed price: the maximum you can be charged, which cannot rise unless you request additional services recorded in writing.
For families organising a move alongside a sale and a community move-in date, a firm ceiling on the cost is usually worth more than a slightly lower opening number.
